Most of us do our best to stay off other people’s black lists, but here’s one worth getting on.
With so many great real estate opportunities appearing in the Shelby Co. and Birmingham area, we started a quick notification e-mail list we call The Black List; it’s for folks wanting to pounce when really good deals show up.
Pounce is probably the right word. When we saw one home go up for sale in Helena not long ago, it drew 17 Offers. Rest assured that—when the really good opportunities show up—someone will be ready to make an Offer, and fast.
If you want to be in a position to take advantage of these great deals when they hit, The Black List is a good way to be ready. We use it only when properties go up for sale that we consider especially good opportunities. These are not confined to homes we, ourselves list for sale; the homes we report could be listed by any Agent in the area.
How often do we sent out Black List notifications? That depends entirely on what the market has to offer at any given time. Again, it must meet our criteria, or it doesn’t get reported.
The Black List reports on good opportunities for conventional/re-sales, new construction, Short Sales and Foreclosures in the Shelby Co. and greater Birmingham area.

If you’re thinking of selling your home during 2011, does it make sense to sell sooner, rather than later?
This may be something to consider after listening to Tom Horn, an appraiser who specializes in home values in the Birmingham and Shelby Co. areas.
That’s because of what may be ahead in the coming months, which could make it tougher to sell later in the year.
On the other hand, Tom has been looking at price trends in the Birmingham and Shelby Co. area during the past year, and he has seen some changes from previously observed drops. For homeowners uncertain about trying to sell their properties, the trends—while not wonderful news—are actually a little encouraging.

Tom is a good source of information on home values. He is even having folks who are thinking of selling their home call him in advance to appraise their properties … that, coupled with talking with an Agent familiar with the area, is a good way to know up front what your home’s ultimate selling price is likely to be.

You may not think of being on someone’s black list as a very desirable situation, but here’s proof that it can be good. Yep, you can be on someone’s black list, and, most likely, benefit from it.
This all started earlier a little over a month ago. That’s when Colleen and I saw an excellent opportunity pop up on the MLS. A Foreclosure, consisting of a house and about five acres of property in a desirable area of Shelby county had gone up for sale. Asking price: $109,900.
We thought it was such an enticing offer that we immediately sent e-mails to a number of people we thought might be interested. Would anyone respond? We had no idea.
We got our answer. Lots of folks, it turned out, wanted to know more, and several visited the property.
The inquiries continued. In less than five days, the property had multiple offers and sold. Needless to say, being able to capitalize on a great opportunity requires quick response. Speed is definitely the issue. Or, as some say, if you snooze, you lose.
Given the response we received, we knew it was time to let technology help people know quickly when a good real estate opportunity arises.
And so, The Black List was born.

When we see what we consider an especially juicy real estate opportunity, we’ll let you know via The Black List. Needless to say, if you’re on the list, you’ll be among the first to learn about it. The properties you read about might be Foreclosures, or they might be regular sales or Short Sales. They might be large homes or small homes. They might be in the city, or maybe in the country. They might need work, or might be move-in ready. They might be our Listings, or they might be those of another Agent. The point is to let you know quickly when a good deal pops up.

Two of the month’s sales were foreclosures, both in Laurel Woods, for $127,100 (on the market for 70 days), and for $120,000 (on the market for 109 days).
