Buying or Selling: It’s All Relative

As of May 29th, 2007, there were 3,047 active listings in our Multiple Listing Service in Shelby County alone. There are plenty of buyers out there too — for the homes that are priced competitively, that is. Due to the huge selection of available homes, buyers expect to get a home in beautiful condition, and for a great price. With interest rates still attractive, our real estate market is quite healthy.

If you are selling, don’t lose sight of the great appreciation your home has enjoyed over the past 5 or 6 years. While prices may be a bit flat this year, this is just a market correction. And because of the huge inventory of available homes, maximum market exposure is critical. Another point to remember is that you may need to price your home a bit lower than you’d like, but if you’re going to buy, that’s where you will win. So, it’s all relative.

Homes are selling for those who “price it right,” have a great marketing plan, and have their home in tip top condition. It’s a win-win situation for buying and/or selling your home!
